Commissioning management ensures smooth operations of the technical equipment from the first day. There is a noticeable tendency for buildings and their technical equipment to become increasingly complex due to state of the art technical standards.

Caused by the high share of technical building facilities, which can account for 25 % to 60 % of the entire construction costs, depending on the type of building, the multitude of complex technical facilities in buildings, rapid changes in regulations and guidelines and the optimisation of the energy consumption, commissioning can often no longer be – as usual – be limited to individual trades according to BGB (German Civil Code) / VOB (awarding and contract guidelines for construction tasks) / HOAI (German fee structure for architects and engineers), but must be considered and tested holistically and across the entire system as an enclosed technical equipment system.

This means that fundamental considerations regarding future functional and need-based use of the real estate need to be undertaken at the start of the planning phase. A crucial part is the commissioning management including and as interface between realisation and utilisation phase.

Commissioning management ensures that the building functionalities are realised as promised and that the project risks are minimised.
